All properties taken on are modern and have been fully refurbished to a high standard, and every house is carefully vetted to ensure it meets the company’s quality requirements. Our direct relationships with hand-picked and local landlords mean maintenance and repairs are carried out quickly and efficiently – no delays like those often experienced with larger letting agents or inactive landlords.
Since launching in 2019, Red Cow Properties Ltd has grown to manage numerous properties for over 20 local landlords. From the very first day of viewing to the end of the tenancy, tenants have direct contact with their property manager, so any questions, concerns, or requests are handled promptly and efficiently—no middlemen, no delays.

Once you get in touch with us, we’ll arrange viewings for as many properties as you’d like. If you find a property you like and we feel it’s a good fit, we’ll answer any questions about the home, tenancy, or contract.
We then send over the tenancy agreement for you to read and sign, and request the deposit, which is always one month’s rent and refundable at the end of the tenancy, provided there is no damage or breakages. Once the deposit is received, the property is removed from the market. We do not charge any other holding fees.
As students often do not have an extensive financial history, we require at least one guarantor per property, who will be referenced to confirm affordability. In the majority of cases, this will pass and once this is complete, the tenancy agreement is signed by us and returned to you. All the necessary legal paperwork is provided before the tenancy begins.

We contact the council to exempt the property from council tax for the duration of your tenancy.
Provide guidance on utilities such as gas and electricity, including current suppliers and how to set up accounts.
Organise parking permits if required, usually 2–4 weeks before the tenancy starts.
Move-In Day:
Where possible, we’ll meet you at the property to walk through the inventory, record meter readings and hand over the keys. We’ll show you around the house and explain key features, including the stopcock, fuse box, and meters. You’ll also receive our direct contact number, so you can reach us at any time via WhatsApp for questions, support, or maintenance issues.

The property is a maximum of 2 beds, enabling us and the landlord to manage maintenance efficiently and ensure a high-quality, well-cared-for living environment.
The property meets all safety and legal standards, including gas, electrical, and fire regulations.
The property is exceptionally well maintained, modern, clean, and has had a full refurbishment within the last few years, ensuring a high-quality living environment.
The landlord is proactive in offering improvements their property and committed to providing the best experience for tenants, reflecting our premium standards.
The landlord is local and able to respond quickly to any issues or emergencies, giving tenants peace of mind that any issue they have will be dealt with quickly.
The layout and facilities are practical for student living, with sufficient space, study areas, and modern smart appliances present.
The property has an EPC rating of C or higher, ensuring tenants benefit from lower energy bills throughout their tenancy. The legal minimum to let a property is currently E, so our properties are all significantly above that.
